




**JOB PROFILE – PROJECT STRUCTURING DIRECTOR** **(Construction and Real Estate Projects)** **Job Objective:** To lead the comprehensive structuring of real estate and construction projects, ensuring their technical, financial, legal, and commercial viability—from the pre-feasibility stage through approval and transition to execution—aligned with the company’s strategy. **Key Responsibilities:** * Lead the structuring of real estate and construction projects across all stages. * Assess the technical, urban, financial, and legal feasibility of projects. * Define and validate financial models, cash flow projections, IRR, NPV, and construction budgets. * Coordinate engineering, architecture, legal, finance, and commercial departments. * Analyze direct and indirect costs, construction schedules, and break-even points. * Manage the structuring of financing schemes, pre-sales, and relationships with financial institutions and investors. * Identify technical, financial, and regulatory risks, proposing mitigation plans. * Prepare and present investment and structuring committees to senior management. * Ensure compliance with urban regulations, permits, and legal requirements. * Support the project’s transition to execution and construction management teams.
