




##### **Requirements** Education * Degree in Civil Engineering, Architecture, or related fields. * Certification in project management (PMI, PMP, or equivalent). Experience * Minimum **6 years** leading medium- and large-scale construction projects for **VIS** (self-developed and cash-based projects). * Experience in end-to-end real estate project management—from structuring through to closing. Additional Requirements * Proficiency in tools: **MAFP, BIM, SINCO, and Excel**. * Experience managing relationships with trust companies, banks, contractors, and district-level entities. ##### **Key Knowledge Areas** * Real estate market analysis and supply-and-demand studies. * Project financial management: **P&L, cash flows, direct and indirect costs**. * Planning, schedule control, risk management, and scope management under **PMO** methodologies. * Structuring of both **VIS and non-VIS** projects. * Urban planning regulations, construction permits, sales permits, and construction financing licenses. * Management and monitoring of trust agreements and fiduciary arrangements. ##### **Main Responsibilities** * Lead real estate projects comprehensively, ensuring on-time, on-budget, high-quality, and scope-compliant delivery. * Manage project financial performance, including responsibility for **P&L** and cash flows. * Coordinate internal departments and external stakeholders (design, commercial, finance, trust companies, banks, and public entities). * Implement and monitor project management methodologies (**PMO**), controlling risks, schedules, and scope. * Ensure achievement of key project milestones—from land due diligence through to project closing and title registration. ##### **Key Competencies** * Leadership and teamwork. * Effective and assertive communication. * Results orientation and adherence to deadlines. * Integrity, transparency, and attention to detail. * Conflict resolution and decision-making.
