Manages teams, contractors, and material control. **Job Profile: Finishing Resident** **Position:** Finishing Resident **Department:** Construction **Immediate Supervisor:** Site Director **Position Objective** Plan, coordinate, supervise, and control the execution of finishing activities on site, ensuring compliance with technical specifications, quality standards, established schedule, allocated budget, and occupational safety and health regulations. **Academic Qualifications** * Bachelor's degree in Civil Engineering or Architecture. **Experience** * Minimum 3 years of experience as a Finishing Resident in high-end residential construction projects. * Experience coordinating contractors and managing personnel. **Knowledge** * Construction systems and finishing processes. * Interpretation of architectural and detailed drawings. * Quality control for finishing works. * Budget management and progress measurement. * Scheduling and schedule monitoring. * Construction regulations and Occupational Safety and Health (OSH) regulations. * Proficiency in Excel and software such as AutoCAD, Project, Revit, and BIM. **Main Responsibilities** * Plan and coordinate finishing activities according to the construction schedule. * Supervise the execution of tiling, flooring, painting, plastering, drywall, carpentry, glazing, façades, and other finishing activities. * Verify that work complies with technical specifications and quality standards. * Coordinate and monitor contractors and suppliers. * Control material consumption and minimize waste. * Conduct periodic inspections and manage correction of observations. * Prepare physical progress and productivity reports. * Ensure compliance with Occupational Safety and Health (OSH) regulations. * Participate in site meetings and coordinate activities with other disciplines. * Support partial and final project handovers. * Manage resolution of pending items and checklist completion prior to client handover. **Competencies** * Leadership. * Planning and organization. * Teamwork. * Effective communication. * Results orientation. * Decision-making. * Problem solving. * Attention to detail. * Negotiation skills. **Management Indicators** * Completion rate of finishing schedule. * Budget adherence. * Rework percentage. * Quality level of deliverables. * Compliance with OSH standards. * Client satisfaction upon project handover. **Contract Type** * Project-based or Labor Contract Work Location: On-site employment
