The University Institution is seeking a Construction Coordination Resident for the city of Medellín, whose objective is to coordinate and control activities related to the planning, execution, and progress of construction works, as well as anticipate various needs that may arise during the project to comply with the directives of the Director of Physical Development. Some of the responsibilities include: 1. Reviewing, analyzing, and interpreting all types of layout drawings, reports, technical specifications, and other documentation provided by the project team and subcontractors to ensure compliance with all stipulated requirements and guarantee proper execution of all assigned activities, resolving any questions arising from information supplied by the University. 2. Developing methods and strategies to lead and timely achieve established objectives appropriately, establishing analytical and control methods to project the chronological sequence of activity execution, identifying critical paths to focus efforts on specific activities that could cause delays in construction, continuously monitoring progress across work fronts to ensure simultaneous advancement without idle time, and verifying that suppliers and contractors on-site possess necessary resources (human, financial, material, and technical) to carry out uninterrupted work. 3. Preparing construction schedules and requesting execution timelines from contractors to ensure compliance with contracts or service orders issued to companies or contractors for executing various construction fronts and procurement related to assigned projects. 4. Coordinating, reviewing, and monitoring activities performed by assigned personnel (whether university staff or contractors), continuously verifying weekly target achievement, establishing methodologies, and adjusting work plans when necessary to ensure objective attainment. 5. Verifying construction progress and quantities completed, reviewing processes carried out by contractors to maintain continuous quality control over ongoing construction works and preparing acceptance records. 6. Maintaining constant coordination and support during the execution of technical network designs and installations for assigned projects (air conditioning, plumbing, electrical, voice and data, fire detection and suppression, medical gases, lighting and control, automation systems including audiovisual, CCTV, Wi-Fi, and sound), among others. 7. Supporting the project team, when required, in preparing bidding documents or quotation conditions for requesting proposals for contracted services or acquisition of necessary materials or assets; subsequently, providing support in developing comparative evaluation tables during project award processes, conducting thorough and detailed analysis so conclusions are clear and decisive to facilitate decision-making. 8. Coordinating and leading construction committees involving necessary personnel—whether internal to the Institution, external supervisors, or various contractors—to discuss all matters related to execution of different construction fronts per assigned project, presenting schedule management and contractual scope compliance reports, quality control reports, and observations regarding finishing details, contractual scope, unforeseen events, etc. 10. Managing, reviewing, and validating partial construction progress payments and contract settlements to ensure timely payment to suppliers or contractors, verifying minimum delivery requirements for supporting documents and graphical records justifying each billed item, following the "Procurement, Award, Contracting, and Evaluation Process for Suppliers and/or Contractors" guideline, the "Project Delivery Checklist" format, and timelines established by respective departments involved in the payment process. 11. Coordinating interface between suppliers and the University’s Occupational Health and Safety department to ensure compliance with regulations outlined in the Contractors’ Manual, from pre-work commencement through contract settlement. 12. Preparing or coordinating schedule management and contractual scope compliance reports, quality control reports, and finishing detail observations, and preparing detailed presentations incorporating such information.
