




Job Summary: Experienced administrator in financial, operational, and coexistence management for horizontal properties, ensuring regulatory compliance and maintenance of common assets. Key Responsibilities: 1. Comprehensive horizontal property management 2. Supervision of personnel and maintenance 3. Promotion of coexistence and regulatory compliance All functions regulated under Article 51 of Law 675 of 2001. 1. Financial and Administrative Management Collections: Collect administration fees (ordinary and extraordinary), fines, and other obligations from co-owners. Accounting: Maintain or supervise accounting books, general balance sheets, and the annual budget. Budgeting: Propose and execute the annual income and expense budget, including insurance premiums. Documentation: Keep assembly minutes books and resident registry up to date. 2. Operations and Maintenance Common assets: Diligently care for, monitor, and manage shared spaces and common assets. Contracting: Enter into necessary contracts for preventive and corrective maintenance (e.g., façades, pumps, etc.). Personnel: Supervise security, cleaning, and maintenance staff employed by the co-ownership. 3. Convening Assemblies Assemblies: Convene the general assembly of co-owners for ordinary or extraordinary meetings. Reports: Present the inventory, account balance sheet, and annual management report to the assembly. 4. Coexistence and Regulatory Compliance Coexistence Manual: Ensure compliance with the Horizontal Property Regulation and promote harmony among neighbors.
